We at the Housing Authority of the City of Nevada, MO work to meet the individual needs of everyone that comes through our doors. We are more than just an agency to provide rental assistance. Our Team has a passion to serve others and to help those individuals discover their purpose. We help them identify personal goals and the building blocks to achieve those goals. We are focused on the future not the past with our program participants and work to help them break the cycle which has caused their challenges. The program participants need structure and accountability which we can provide.
We offer on-call emergency maintenance for call outs 24 hours/day/7days week/365 days a year. This not only gives a sense of security for our participants but also keeps our units up.
We are a great resource and clearinghouse for community resources for individuals that have needs. We pride ourselves with the credibility and integrity of our agency and programs to be a community resource.
10 YEAR TARGET
- Develop a change in our portfolio that is less dependent on Federal Tax Dollars.
- Update units to be competitive in the market with amenities.
- Develop a Not For Profit to establish non-federal funds to diversify operations.
- Public Housing Units to have an occupancy rate of 95-98%.
- Develop a center for services in the administration building through partnerships with community service providers that serve our participants on site.
- Have a communication system with tenants that can be done by text since most all have a smart phone.
MARKETING STRATEGY
Due to the Federal Regulations that we must follow, we market to low and very low income families. As the portfolio changes, our market could be different with any defederalized dollars.
Websites and social media we are finding will need to be ways to better market our services.
Offer more programs for program participants to achieve self sufficiency.
3 – YEAR PICTURE
Revenue
Our programs are funded completely by federalized dollars that are appropriated annually and rental income. Unfortunately, Congress does not always fund at 100% so reserves are used to supplement the budget needed.
Currently we are being encouraged to consider repositioning because we are a small housing agency with only 200 public housing units. HUD has been working for years to do away with public housing as it has been in the past and transition to a different housing model.
Over the next three years it will be imperative for this agency to stay abreast and be prepared with a sustainability plan for our agency to continue to provide some of the best rental stock in our community.
